With two living areas, there is plenty of room to relax or spend time with family and friends. The fully equipped kitchen is a chef’s dream, featuring modern appliances, ample counter space, and everything needed to prepare meals. Whether whipping up a quick breakfast or crafting a gourmet dinner, this space is designed for convenience and creativity. The home also includes a loft bedroom with a queen Murphy bed, an attached hallway bathroom, and a dedicated office desk and chair.

NO PARTIES allowed.
Folly Beach has a noise ordinance that applies to private residences starting at 10 PM. Please be mindful of your neighbors.
This is a non-smoking property.
NO PETS allowed. Breaking this rule will result in a $500 per day penalty. Additionally, emotional support, comfort, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed on properties.
You must be at least 25 years old to rent this property.
Parking:
Gated private driveway, gate is manually operated.
Plenty of parking is available at the house for up to 6 vehicles.
Garage doors are left open for easy access but can be manually closed.
Payment:
50% payment is required for booking. The remaining 50% will be charged 60 days before your check-in date.
Bookings within 60 days of your arrival date require full payment at the time of booking and are non-refundable.
Cancellation Policy:
Cancellations can be made with a full refund less a 5% penalty if requested at least 60 days before your arrival date. For all other cases, cancellations made after the reservation payment will result in the forfeit of all applied monies unless the property is re-rented and confirmed at the same rate for the canceled dates.

To do so, we follow guidelines to ensure you have a peaceful, safe, and memorable stay with us. We now use noise sensors in our properties to comply with Folly Beach's new strict noise ordinance. NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant, and does NOT listen or record. Suppose the noise level exceeds the legal limit for Folly Beach. In that case, you will receive a friendly reminder text message to turn the noise down to avoid any violations that can result in a $1500/per day fine from the Folly Beach Police Department and significant penalties for the homeowner.
The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am. Each property is listed with the maximum occupancy for the home (number the house sleeps). House parties, weddings, functions, events, bands, DJs, etc., are prohibited and will result in immediate eviction with a penalty of up to $1500. Your contract states that the use of the premises shall not disturb or offend surrounding residents. Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. If you have any questions, please ask.
