VACATION RENTAL TERMS AND CONDITIONS
Please read the information below carefully. This document outlines important terms and conditions that apply to your reservation. By checking the box at check out, you agree to be bound by its terms. A copy of this agreement, with specific details of your reservation, will be emailed to you for your records after your reservation is confirmed.
RENTAL TERMS & CONDITIONS
This Lease Agreement (the “Lease”) is made and entered on this day, between the owner of the property, hereinafter referred to as "Owner" and You, hereinafter referred to as "Tenant".
MyOceanRental Inc., hereinafter referred to as “Management Company”.
WHEREAS, Owner desires to lease to Tenant and Tenant desires to lease from Owner the premises being rented, it is herein agreed as follows:
Owner hereby leases to Tenant the furnished premises described above, for a term of the specified nights being booked, beginning at 4:00 PM on arrival day and ending at 10:00 AM on the day of departure for a total cost listed online.
Tenant agrees to pay the rent herein provided subject to the terms and conditions set forth herein. This lease agreement is not valid until the first payment is processed.
1. Payment Terms
50% payment is required at the time of booking. The remaining balance will be charged to the tenant's credit card on file no sooner than 60 days prior to arrival unless the reservation is made within 60 days of check-in, in which case payment is due in full. Charges will be made automatically to the Tenant’s card for open balances, so no action is needed by the Tenant unless the card used is no longer valid (expired, change in address, etc.). In such cases, it is the responsibility of the Tenant to notify the Management Company of such changes so the reservation remains valid. Tenant agrees that their monies will be held in an interest-bearing account, and any monies accrued can be partially or fully donated to a charity chosen by Management Company.
2. Cancellations and Refunds
If you book your reservation through Airbnb, VRBO, Booking.com, or any other third-party booking agent, your reservation is subject to the cancellation policy agreed to on their site's cancellation policy at the time of booking.
Reservations made directly through Management Company Contract for Lease terms are solely between the Owner and Tenant. Tenant fully understands that this is a relationship only between Owner and Tenant.
- Cancellations made 60+ days prior to arrival receive a full refund less a 5% fee.
- Cancellations made <60 days prior to arrival result in forfeiture of all payments unless the property is re-rented for the same dates at the same rate. Refunds are adjusted if re-rented at a lower rate. In the event the unit is not re-rented for the same period, there will be no refund. Refunds are inclusive of rents, deposits, taxes, and fees.
- Change of reservation dates or property is considered a cancellation.
No refunds are available for inclement weather, evacuation, illness, injury, travel delays, or early departures.
We understand that unexpected things can happen. For this reason, we strongly recommend that all guests consider purchasing travel insurance to protect their vacation investment. You may purchase Standard Trip Protection or Cancel For Any Reason (CFAR) coverage through our trusted partner, Rental Guardian. Important Purchase Deadlines:
- Standard travel protection can be purchased up to 30 days before check-in (or by the final payment due date, whichever comes first). If booking within 30 days of check-in, you must purchase within 5 days of booking.
- Cancel For Any Reason: must be purchased within 14 days of booking and only available for stays more than 30 days away.

If a catastrophe (hurricane, tornado, earthquake, flood, etc.) or any situation beyond our control impairs the vacation rental, Management Company is not responsible for finding alternate lodging for the renter or for the renter's financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Therefore, consider Travel Protection Insurance to secure your vacation investment and eliminate financial risk. There will be no refunds of any kind for evacuations.
3. Utilities & Services
Unless otherwise noted, the owner will be responsible for utilities (electric, water, gas, cable/internet).
4. Property Condition and Cleanliness
Property will be delivered in a clean and habitable condition. If not satisfactory, Tenant must notify the Management Company on the day of arrival. Should the Tenant not find the home in acceptable condition or may require specific repairs, treatment, or cleaning, the Tenant shall immediately notify Management Company on the day of arrival, and the issue will be addressed, or other suitable accommodations will be arranged if possible. Failure to notify Management Company of any issues during your stay will result in the forfeiture of any potential remedy or compensation and, in effect, assumes that the Tenant finds the accommodations satisfactory.
5. Maintenance
Tenant agrees to maintain the property in good condition and promptly notify Management Company of any maintenance issues. It is understood that the Owner will deliver the property in good order and repair at the beginning of the lease term. If a maintenance issue arises, Tenant agrees to allow Management Company to access property or grounds to make the appropriate repairs.
6. Damage and Accidental Damage Protection
An accidental damage protection fee is required for all guests. If during a stay at this Rental Property, a Tenant causes any damage to real or personal property of the Rental Property as a result of negligent or inadvertent acts or omissions, the Damage Protection will reimburse for the cost of repair or replacement of such property up to a maximum benefit of $1,500. Any additional funds needed to repair damage or replace damaged personal property in excess of this benefit or that is missing due to theft shall be paid in full by the Tenant upon notification and proof of such damage or theft, and will be charged to Tenant’s credit card on file.
7. Occupancy
Occupancy shall not exceed the posted maximum occupancy at any time during the stay. Tenant must be 25 years or older and present during the entire stay. Reserving a property for a third party is prohibited. Parties, weddings, events, DJs, RV sleeping, and group functions are strictly prohibited and grounds for immediate eviction without refund.
8. Noise Policy and Disruptive Activities
Management Company strives to ensure peace for our guests, neighbors, and the broader community of Folly Beach. We follow clear guidelines to help provide everyone a peaceful, safe, and memorable stay. Tenant or his/her guests shall not disturb, annoy, endanger, or inconvenience other Tenants of the building, neighbors, nor violate any law, nor commit or permit waste or nuisance in or about the premises.
We have installed NoiseAware smart home devices in our properties to comply with Folly Beach's strict noise ordinance. These sensors monitor decibel levels only—they do not record audio or violate privacy. If noise exceeds the legal threshold, guests will receive a friendly reminder via text message to reduce the volume. Continued violations may result in additional notifications, possible fines issued by the City, and potential eviction.
The Folly Beach NOISE ORDINANCE is enforced from 10:00 PM to 8:00 AM. House parties, weddings, events, DJs, mobile units, and similar functions are strictly prohibited. Use of the premises must not disturb or offend nearby residents. Misrepresentation of occupancy or any confirmed disturbances may result in immediate termination of this rental agreement and eviction without refund.
Some properties may have exterior security cameras that monitor driveways or property boundaries for guest safety and liability protection. These cameras are positioned strictly for security purposes and are designed to avoid capturing private sections of the property such as pools or the interior of the home.
9. Check-In/Check-Out
Check-in: After 4:00 PM| Check-out: By 10:00 AM
Early arrival or late departure without prior approval is not allowed. Upon departure, guests must follow the Departure Checklist, which is located in the Digital Guestbook and posted on the refrigerator. Failure to comply may result in extra charges.
10. Departure Cleaning
Property will be professionally cleaned at each departure. If the house is left in poor condition or requires more than regular cleaning, excess cleaning charges will be charged to Tenant. Tenant will also adhere to the following guidelines (Guests will comply with the unit-specific guidelines posted in each home).
11. Property Care
DO NOT MOVE any furniture. Tenant will be charged $75 for moved furniture or evidence of moved furniture.
When returning from the beach, please use the outside shower or hose to remove sand. Do not sit on any beds or furniture wearing wet bathing suits.
Tenant agrees to take good care of the furniture, carpets, draperies, appliances, other household goods, and the personal effects of Owner, and further agrees that they will deliver property to Owner in the same condition at the end of the term of this Lease, minus normal wear and tear that is expected.
12. HVAC
This home has central air conditioning. Please help us conserve energy by turning the AC off or adjusting to a higher temperature if you will be out for an extended period. Be sure to close all windows and doors when the AC is in use. In the summer, turn the AC to 74 degrees when checking out, and turn the heat to 65 degrees in the winter.
13. Pets
No pets are allowed unless staying in a designated Pet-Friendly home with prior written approval and a paid pet fee. Unauthorized pets will result in a $500 fine and eviction. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office. Pets must be up to date on vaccinations and active flea & tick prevention, and Tenant must be able to show proof of this if requested. Pets must be kept in a crate, or contained appropriately, if left unattended on the property. Pets are not allowed on any furniture or beds at any time.
14. Smoking and Vaping
This is a NON-SMOKING and NON-VAPING property. Smoking or vaping is not allowed on the porch or balcony. If evidence of smoking is found, immediate eviction and/or up to a $1,000 fine will result.
15. Hazardous Items
Tenant shall not keep or have in or on the Leased house, outbuildings, or grounds any article or thing of a dangerous, flammable, or explosive nature that might be pronounced "hazardous" or "extra hazardous" by insurance industry standards.
16. Internet Access
Wireless internet is provided for convenience only. No refunds will be issued for connectivity issues.
17. Mail & Packages
Management Company is not responsible for lost or delayed deliveries.
18. Trash Service
Guests must follow unit-specific trash guidelines provided in the Digital Guestbook. Trash must be removed upon departure; a $50 removal fee will be charged if trash is left. PLEASE DO NOT ROLL OUT TRASH BINS; the owner has a service that handles this.
19. Pests
Our coastal island is home to a rich variety of local wildlife. Due to the semi-tropical environment, it is not uncommon to encounter insects such as mosquitoes, ants, sand gnats, palmetto bugs, and other seasonal pests during your stay. All owners provide regular, preventative pest control treatment. If needed, an interim pest control can be scheduled with Owner’s preferred pest control company. However, Management Company cannot guarantee a completely pest-free environment. Encounters with local wildlife or insects do not qualify for refunds, discounts, or relocation.
20. Water Access & Dock Use
Please use caution if your rental includes access to a dock, pier, or walkway leading to water. Guests agree that any use of these amenities is at their own risk. Swimming, fishing, boating, or accessing waterways from the property are not supervised or monitored. Owner and Management Company are not liable for injury or damage from using these features.
21. Pool, Spa, Hot Tub Use
If your property includes a swimming pool, spa, or hot tub, guests agree to use these amenities at their own risk. These features are not supervised or monitored. Management Company and Owner are not liable for any injury, illness, or damage from pool or spa use.
Guests are responsible for supervising all children and vulnerable individuals near water features at all times. No glass is permitted in or around the pool area. Tampering with pool equipment or heating systems is strictly prohibited and may incur additional charges.
If a pool or spa heat option is offered, it must be requested at least 24 hours before arrival and may incur an additional fee. Pool temperatures may vary based on weather and cannot be guaranteed.
22. Lost & Found
Lost items will be held for 30 days and returned upon request at the guest’s expense.
23. Tenant and Landlord Responsibilities: Indemnification
It is acknowledged that neither Owner nor Management Company shall be liable for loss, damage, or theft to personal property, or for any personal injury or death sustained in or on the property, including but not limited to swimming pools, hot tubs, decks, stairs, balconies, or any other structure or natural element, by the Tenant and/or any guest(s), whether due to fire, theft, rain, water overflow/leakage, acts of God, natural disaster, accident, Tenants'/Guests' negligence, or any other cause beyond the control of the Owner or Management Company.
Tenant hereby indemnifies Owner and Management Company and agrees to hold them harmless from and against any claims, demands, liability, loss, cost, damage, or expense, including, without limitation, court costs and reasonable attorneys' fees, imposed on or incurred by Owner or Management Company as a result of or arising from any act or omission of Tenant, their guests, invitees, agents, subtenants, or representatives. This includes, but is not limited to, damages to the property, injury to persons, violations of the lease terms, and any legal action brought by third parties due to Tenant’s conduct.
Tenant assumes all risks associated with using the premises and its amenities and acknowledges that participation in any recreational activities on the property is done so voluntarily and at Tenant’s own risk.
The provisions of this Section 23 shall survive the expiration or earlier termination of this Lease.
Owner promises that the Tenant has the right to use and enjoy the rental property for the full length of the lease, as long as the Tenant follows all terms and conditions of this agreement.
24. Legal Action
If legal action is required to enforce this agreement, Owner and Management Company shall be entitled to recover reasonable attorney’s fees and costs.
General Lease Provisions
25. Access to the Property
Tenant shall, at reasonable times, give access to Owner or their agents for any reasonable and lawful purpose. Except in situations of emergency, Owner or their agents shall provide Tenant with at least 24 hours’ notice of the intent to access the property, including the date, time, and reason for entry. In an emergency, such as a maintenance or safety issue, the Owner or their agents may enter the property without notice to address the situation.
26. Tenant Default and Reletting Obligation
In the event of default by Tenant, Tenant shall remain liable for all rent due or to become due during the term of this Lease. Owner or their agents shall have the obligation to re-let the premises in the Owner's name for the balance of the term, or longer, and will apply proceeds of such re-letting toward the reduction of Tenant's obligations enumerated herein.
27. Breach by Tenant
In the event of any breach by Tenant of any of their covenants or agreements herein, Owner or their agents may remove Tenant without notice, and all rents will be forfeited for any remaining lease period.
28. Breach by Owner
In the event of any breach by Owner of their covenants or agreements herein, Tenant may give Owner written notice to cure said breach. If said breach is not cured in a reasonable time, Tenant has the option to vacate the premises and receive a prorated refund of rent based on the days remaining under this agreement.
29. Rent Abatement
If a problem or damage is caused by Tenant’s intentional or careless actions, Tenant will not receive any reduction in rent. Owner must provide proof that Tenant is responsible in order to deny the rent reduction.
30. Delivery of Possession
Owner agrees to deliver possession of the leased premises at the beginning of the lease term.
31. Substitution of Property
In the rare event that your reserved home becomes unavailable due to unforeseen circumstances (such as property damage, emergency maintenance, or sale of the home), Management Company reserves the right to reassign your reservation to a comparable property. If no suitable alternative can be provided, you will receive a full refund of all payments made, excluding any non-refundable travel insurance that may have been purchased through a third party.
32. Rules and Regulations by Property
Some properties may include specific rules, and others may be located in communities with additional neighborhood or HOA regulations. These may include, but are not limited to, rules regarding parking, use of community amenities like pools or grills, and limitations on recreational vehicles, trailers, boats, or jet skis. Please review and respect any posted signage or specific property guidelines regarding these rules and/or restrictions in the Digital Guestbook and/or posted at the property.
33. Local Ordinance Compliance
Guest agrees to comply with all applicable city and county ordinances, including but not limited to Folly Beach regulations on island parking, quiet hours, littering, beach preservation, and turtle nesting protection laws.
34. Sea Turtles
Sea turtles are an endangered species. Do not interfere with them in any way. No lights are allowed that illuminate the front beach from sunset to dawn from May 1st to October 31st. Hatchling turtles are disoriented by artificial light. Fill holes dug in the sand before you leave the beach. If you see any adult sea turtles or hatchlings call 843-588-2433 to report your sighting.
35. Credit Card Authorization
By signing this agreement, Guest authorizes Management Company to charge the credit card on file for any remaining balances, missing items, damages beyond normal wear and tear that are not covered though or exceed the damage protection waiver, fines, or additional cleaning fees that result from their occupancy and are outlined in this agreement in section 6.
36. Entire Agreement & Waiver
This Lease constitutes the entire agreement between the parties. No changes shall be made unless all parties agree to all terms and conditions provided in this lease. Failure to enforce any right or remedy, or acceptance of rent, shall not be deemed a waiver of such right or remedy without written consent.

By clicking “I Agree” or submitting this agreement electronically, the Guest acknowledges and accepts all terms. This action serves as a legally binding signature equivalent to a handwritten signature on a physical document.

Tenant shall not keep or have in or on the Leased house, outbuildings, or grounds any article or thing of a dangerous, flammable, or explosive nature that might be pronounced "hazardous" or "extra hazardous" by insurance industry standards.
16. Internet Access
Wireless internet is provided for convenience only. No refunds will be issued for connectivity issues.
17. Mail & Packages
Management Company is not responsible for lost or delayed deliveries.
18. Trash Service
Guests must follow unit-specific trash guidelines provided in the Digital Guestbook. Trash must be removed upon departure; a $50 removal fee will be charged if trash is left. PLEASE DO NOT ROLL OUT TRASH BINS; the owner has a service that handles this.
19. Pests
Our coastal island is home to a rich variety of local wildlife. Due to the semi-tropical environment, it is not uncommon to encounter insects such as mosquitoes, ants, sand gnats, palmetto bugs, and other seasonal pests during your stay. All owners provide regular, preventative pest control treatment. If needed, an interim pest control can be scheduled with Owner’s preferred pest control company. However, Management Company cannot guarantee a completely pest-free environment. Encounters with local wildlife or insects do not qualify for refunds, discounts, or relocation.
20. Water Access & Dock Use
Please use caution if your rental includes access to a dock, pier, or walkway leading to water. Guests agree that any use of these amenities is at their own risk. Swimming, fishing, boating, or accessing waterways from the property are not supervised or monitored. Owner and Management Company are not liable for injury or damage from using these features.
21. Pool, Spa, Hot Tub Use
If your property includes a swimming pool, spa, or hot tub, guests agree to use these amenities at their own risk. These features are not supervised or monitored. Management Company and Owner are not liable for any injury, illness, or damage from pool or spa use.
Guests are responsible for supervising all children and vulnerable individuals near water features at all times. No glass is permitted in or around the pool area. Tampering with pool equipment or heating systems is strictly prohibited and may incur additional charges.
If a pool or spa heat option is offered, it must be requested at least 24 hours before arrival and may incur an additional fee. Pool temperatures may vary based on weather and cannot be guaranteed.
22. Lost & Found
Lost items will be held for 30 days and returned upon request at the guest’s expense.
23. Tenant and Landlord Responsibilities: Indemnification
It is acknowledged that neither Owner nor Management Company shall be liable for loss, damage, or theft to personal property, or for any personal injury or death sustained in or on the property, including but not limited to swimming pools, hot tubs, decks, stairs, balconies, or any other structure or natural element, by the Tenant and/or any guest(s), whether due to fire, theft, rain, water overflow/leakage, acts of God, natural disaster, accident, Tenants'/Guests' negligence, or any other cause beyond the control of the Owner or Management Company.
Tenant hereby indemnifies Owner and Management Company and agrees to hold them harmless from and against any claims, demands, liability, loss, cost, damage, or expense, including, without limitation, court costs and reasonable attorneys' fees, imposed on or incurred by Owner or Management Company as a result of or arising from any act or omission of Tenant, their guests, invitees, agents, subtenants, or representatives. This includes, but is not limited to, damages to the property, injury to persons, violations of the lease terms, and any legal action brought by third parties due to Tenant’s conduct.
Tenant assumes all risks associated with using the premises and its amenities and acknowledges that participation in any recreational activities on the property is done so voluntarily and at Tenant’s own risk.
The provisions of this Section 23 shall survive the expiration or earlier termination of this Lease.
Owner promises that the Tenant has the right to use and enjoy the rental property for the full length of the lease, as long as the Tenant follows all terms and conditions of this agreement.
24. Legal Action
If legal action is required to enforce this agreement, Owner and Management Company shall be entitled to recover reasonable attorney’s fees and costs.
General Lease Provisions
25. Access to the Property
Tenant shall, at reasonable times, give access to Owner or their agents for any reasonable and lawful purpose. Except in situations of emergency, Owner or their agents shall provide Tenant with at least 24 hours’ notice of the intent to access the property, including the date, time, and reason for entry. In an emergency, such as a maintenance or safety issue, the Owner or their agents may enter the property without notice to address the situation.
26. Tenant Default and Reletting Obligation
In the event of default by Tenant, Tenant shall remain liable for all rent due or to become due during the term of this Lease. Owner or their agents shall have the obligation to re-let the premises in the Owner's name for the balance of the term, or longer, and will apply proceeds of such re-letting toward the reduction of Tenant's obligations enumerated herein.
27. Breach by Tenant
In the event of any breach by Tenant of any of their covenants or agreements herein, Owner or their agents may remove Tenant without notice, and all rents will be forfeited for any remaining lease period.
28. Breach by Owner
In the event of any breach by Owner of their covenants or agreements herein, Tenant may give Owner written notice to cure said breach. If said breach is not cured in a reasonable time, Tenant has the option to vacate the premises and receive a prorated refund of rent based on the days remaining under this agreement.
29. Rent Abatement
If a problem or damage is caused by Tenant’s intentional or careless actions, Tenant will not receive any reduction in rent. Owner must provide proof that Tenant is responsible in order to deny the rent reduction.
30. Delivery of Possession
Owner agrees to deliver possession of the leased premises at the beginning of the lease term.
31. Substitution of Property
In the rare event that your reserved home becomes unavailable due to unforeseen circumstances (such as property damage, emergency maintenance, or sale of the home), Management Company reserves the right to reassign your reservation to a comparable property. If no suitable alternative can be provided, you will receive a full refund of all payments made, excluding any non-refundable travel insurance that may have been purchased through a third party.
32. Rules and Regulations by Property
Some properties may include specific rules, and others may be located in communities with additional neighborhood or HOA regulations. These may include, but are not limited to, rules regarding parking, use of community amenities like pools or grills, and limitations on recreational vehicles, trailers, boats, or jet skis. Please review and respect any posted signage or specific property guidelines regarding these rules and/or restrictions in the Digital Guestbook and/or posted at the property.
33. Local Ordinance Compliance
Guest agrees to comply with all applicable city and county ordinances, including but not limited to Folly Beach regulations on island parking, quiet hours, littering, beach preservation, and turtle nesting protection laws.
34. Sea Turtles
Sea turtles are an endangered species. Do not interfere with them in any way. No lights are allowed that illuminate the front beach from sunset to dawn from May 1st to October 31st. Hatchling turtles are disoriented by artificial light. Fill holes dug in the sand before you leave the beach. If you see any adult sea turtles or hatchlings call 843-588-2433 to report your sighting.
35. Credit Card Authorization
By signing this agreement, Guest authorizes Management Company to charge the credit card on file for any remaining balances, missing items, damages beyond normal wear and tear that are not covered though or exceed the damage protection waiver, fines, or additional cleaning fees that result from their occupancy and are outlined in this agreement in section 6.
36. Entire Agreement & Waiver
This Lease constitutes the entire agreement between the parties. No changes shall be made unless all parties agree to all terms and conditions provided in this lease. Failure to enforce any right or remedy, or acceptance of rent, shall not be deemed a waiver of such right or remedy without written consent.

VACATION RENTAL TERMS AND CONDITIONS
Please read the information below carefully. This document outlines important terms and conditions that apply to your reservation. By checking the box at check out, you agree to be bound by its terms. A copy of this agreement, with specific details of your reservation, will be emailed to you for your records after your reservation is confirmed.
RENTAL TERMS & CONDITIONS
This Lease Agreement (the “Lease”) is made and entered on this day, between the owner of the property, hereinafter referred to as "Owner" and You, hereinafter referred to as "Tenant".
MyOceanRental Inc., hereinafter referred to as “Management Company”.
WHEREAS, Owner desires to lease to Tenant and Tenant desires to lease from Owner the premises being rented, it is herein agreed as follows:
Owner hereby leases to Tenant the furnished premises described above, for a term of the specified nights being booked, beginning at 4:00 PM on arrival day and ending at 10:00 AM on the day of departure for a total cost listed online.
Tenant agrees to pay the rent herein provided subject to the terms and conditions set forth herein. This lease agreement is not valid until the first payment is processed.
1. Payment Terms
50% payment is required at the time of booking. The remaining balance will be charged to the tenant's credit card on file no sooner than 60 days prior to arrival unless the reservation is made within 60 days of check-in, in which case payment is due in full. Charges will be made automatically to the Tenant’s card for open balances, so no action is needed by the Tenant unless the card used is no longer valid (expired, change in address, etc.). In such cases, it is the responsibility of the Tenant to notify the Management Company of such changes so the reservation remains valid. Tenant agrees that their monies will be held in an interest-bearing account, and any monies accrued can be partially or fully donated to a charity chosen by Management Company.
2. Cancellations and Refunds
If you book your reservation through Airbnb, VRBO, Booking.com, or any other third-party booking agent, your reservation is subject to the cancellation policy agreed to on their site's cancellation policy at the time of booking.
Reservations made directly through Management Company Contract for Lease terms are solely between the Owner and Tenant. Tenant fully understands that this is a relationship only between Owner and Tenant.
- Cancellations made 60+ days prior to arrival receive a full refund less a 5% fee.
- Cancellations made <60 days prior to arrival result in forfeiture of all payments unless the property is re-rented for the same dates at the same rate. Refunds are adjusted if re-rented at a lower rate. In the event the unit is not re-rented for the same period, there will be no refund. Refunds are inclusive of rents, deposits, taxes, and fees.
- Change of reservation dates or property is considered a cancellation.
No refunds are available for inclement weather, evacuation, illness, injury, travel delays, or early departures.
We understand that unexpected things can happen. For this reason, we strongly recommend that all guests consider purchasing travel insurance to protect their vacation investment. You may purchase Standard Trip Protection or Cancel For Any Reason (CFAR) coverage through our trusted partner, Rental Guardian. Important Purchase Deadlines:
- Standard travel protection can be purchased up to 30 days before check-in (or by the final payment due date, whichever comes first). If booking within 30 days of check-in, you must purchase within 5 days of booking.
- Cancel For Any Reason: must be purchased within 14 days of booking and only available for stays more than 30 days away.

If a catastrophe (hurricane, tornado, earthquake, flood, etc.) or any situation beyond our control impairs the vacation rental, Management Company is not responsible for finding alternate lodging for the renter or for the renter's financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Therefore, consider Travel Protection Insurance to secure your vacation investment and eliminate financial risk. There will be no refunds of any kind for evacuations.
3. Utilities & Services
Unless otherwise noted, the owner will be responsible for utilities (electric, water, gas, cable/internet).
4. Property Condition and Cleanliness
Property will be delivered in a clean and habitable condition. If not satisfactory, Tenant must notify the Management Company on the day of arrival. Should the Tenant not find the home in acceptable condition or may require specific repairs, treatment, or cleaning, the Tenant shall immediately notify Management Company on the day of arrival, and the issue will be addressed, or other suitable accommodations will be arranged if possible. Failure to notify Management Company of any issues during your stay will result in the forfeiture of any potential remedy or compensation and, in effect, assumes that the Tenant finds the accommodations satisfactory.
5. Maintenance
Tenant agrees to maintain the property in good condition and promptly notify Management Company of any maintenance issues. It is understood that the Owner will deliver the property in good order and repair at the beginning of the lease term. If a maintenance issue arises, Tenant agrees to allow Management Company to access property or grounds to make the appropriate repairs.
6. Damage and Accidental Damage Protection
An accidental damage protection fee is required for all guests. If during a stay at this Rental Property, a Tenant causes any damage to real or personal property of the Rental Property as a result of negligent or inadvertent acts or omissions, the Damage Protection will reimburse for the cost of repair or replacement of such property up to a maximum benefit of $1,500. Any additional funds needed to repair damage or replace damaged personal property in excess of this benefit or that is missing due to theft shall be paid in full by the Tenant upon notification and proof of such damage or theft, and will be charged to Tenant’s credit card on file.
7. Occupancy
Occupancy shall not exceed the posted maximum occupancy at any time during the stay. Tenant must be 25 years or older and present during the entire stay. Reserving a property for a third party is prohibited. Parties, weddings, events, DJs, RV sleeping, and group functions are strictly prohibited and grounds for immediate eviction without refund.
8. Noise Policy and Disruptive Activities
Management Company strives to ensure peace for our guests, neighbors, and the broader community of Folly Beach. We follow clear guidelines to help provide everyone a peaceful, safe, and memorable stay. Tenant or his/her guests shall not disturb, annoy, endanger, or inconvenience other Tenants of the building, neighbors, nor violate any law, nor commit or permit waste or nuisance in or about the premises.
We have installed NoiseAware smart home devices in our properties to comply with Folly Beach's strict noise ordinance. These sensors monitor decibel levels only—they do not record audio or violate privacy. If noise exceeds the legal threshold, guests will receive a friendly reminder via text message to reduce the volume. Continued violations may result in additional notifications, possible fines issued by the City, and potential eviction.
The Folly Beach NOISE ORDINANCE is enforced from 10:00 PM to 8:00 AM. House parties, weddings, events, DJs, mobile units, and similar functions are strictly prohibited. Use of the premises must not disturb or offend nearby residents. Misrepresentation of occupancy or any confirmed disturbances may result in immediate termination of this rental agreement and eviction without refund.
Some properties may have exterior security cameras that monitor driveways or property boundaries for guest safety and liability protection. These cameras are positioned strictly for security purposes and are designed to avoid capturing private sections of the property such as pools or the interior of the home.
9. Check-In/Check-Out
Check-in: After 4:00 PM| Check-out: By 10:00 AM
Early arrival or late departure without prior approval is not allowed. Upon departure, guests must follow the Departure Checklist, which is located in the Digital Guestbook and posted on the refrigerator. Failure to comply may result in extra charges.
10. Departure Cleaning
Property will be professionally cleaned at each departure. If the house is left in poor condition or requires more than regular cleaning, excess cleaning charges will be charged to Tenant. Tenant will also adhere to the following guidelines (Guests will comply with the unit-specific guidelines posted in each home).
11. Property Care
DO NOT MOVE any furniture. Tenant will be charged $75 for moved furniture or evidence of moved furniture.
When returning from the beach, please use the outside shower or hose to remove sand. Do not sit on any beds or furniture wearing wet bathing suits.
Tenant agrees to take good care of the furniture, carpets, draperies, appliances, other household goods, and the personal effects of Owner, and further agrees that they will deliver property to Owner in the same condition at the end of the term of this Lease, minus normal wear and tear that is expected.
12. HVAC
This home has central air conditioning. Please help us conserve energy by turning the AC off or adjusting to a higher temperature if you will be out for an extended period. Be sure to close all windows and doors when the AC is in use. In the summer, turn the AC to 74 degrees when checking out, and turn the heat to 65 degrees in the winter.
13. Pets
No pets are allowed unless staying in a designated Pet-Friendly home with prior written approval and a paid pet fee. Unauthorized pets will result in a $1500 fine and eviction. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office. Pets must be up to date on vaccinations and active flea & tick prevention, and Tenant must be able to show proof of this if requested. Pets must be kept in a crate, or contained appropriately, if left unattended on the property. Pets are not allowed on any furniture or beds at any time.
14. Smoking and Vaping
This is a NON-SMOKING and NON-VAPING property. Smoking or vaping is not allowed on the porch or balcony. If evidence of smoking is found, immediate eviction and/or up to a $1,000 fine will result.
