Beach re-nourishment is now complete from West 2nd St beach access to the County Park! Please note: This property is in a quiet residential community and Folly Beach has a strict noise ordinance violation rule of 1 strike. Simply respect your neighbors, keep the noise down and NO parties:)

The Waters Edge HOA does not allow ANY pets of any kind, including service dogs, emotional support animals or any other documented pet. 
 
Welcome to 103 Waters Edge! This serene two-floor, 3BD/3BA townhome is located in the riverfront community of Waters Edge and offers the best of both worlds, from a communal swimming pool and a fishing pier to a 10-minute walk (3-minute golf cart ride) to the beach, restaurants and shopping!  This lovely townhome accommodates six (6) guests and features hardwood floors in the open concept kitchen/dining and living room on the first floor.  The living room leads to a screened porch with a beautiful view of the Folly River. There are granite countertops in the well-appointed kitchen with additional seating at the bar. The first floor also features a bedroom with a queen bed and a full bath. On the second floor you will find a bedroom with two twin beds and a full bath with a tub. The master suite, also located on second floor, features a king bed and ensuite with dual sinks, an enclosed shower and a jetted tub. The master bedroom opens onto a private river-view deck complete with a table and chairs for your enjoyment. The townhome has been freshly painted and has several upgrades including a new a/c, hot water heater and new carpet installed in all the bedrooms and hallway (May 2023).   In addition, a full-size washer and dryer are conveniently located in the second-floor hallway.  All three Bedrooms provide plenty of storage space for guests.  Cable TVs are in each bedroom and in the living room with Wi-Fi included throughout the townhome.  The street level tandem garage can accommodate up to three standard size vehicles. 
Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers
endless fine dining, shopping, historical sites, and more. There is something for everyone here. We feel confident that that you will fall in love with this beautiful island!

Contactless Check-In: This home offers a KEYLESS ENTRY SYSTEM, and we will provide the code before your arrival date. 
Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7' tall and 9' wide. 
The community pool is open April-October from 8am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 6 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant, and does NOT listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

This property is licensed by the City of Folly Beach to be used as a vacation rental property; Business license LIC007015 and Rental Registration STR24-A0563.
