This townhome accommodates 7 guests and features hardwood floors throughout the entire house. Water views from all three main bedrooms and all bathrooms have been updated in stunning finishes that set this unit apart from others in the community. The primary floor offers an open-concept kitchen/dining and living room that leads to a large screened-in river-view porch.
Folly Beach, or as locals refer to it, The Edge of America, is a laid-back "surfer vibe" community with 10+ great restaurants, local pubs, ample shopping, and unlimited water activities. For more historical exploring, the famous Downtown Charleston is only a 20-minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!
Please note: The Waters Edge HOA does not allow ANY pets of any kind, including service dogs, emotional support animals or any other documented pet. Sorry, no exceptions per the HOA covenants.

Contactless Check-In: This home offers a KEYLESS ENTRY SYSTEM, and we will provide the code before your arrival date.
Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7' tall and 9' wide.
The community pool is open April-October from 10am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round. Pool is not heated/cooled.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am.
NO pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in this property. Sorry, no exceptions per HOA covenants.
Smoking is NOT allowed in the house or anywhere within the Waters Edge community.
House parties, weddings, functions, events, bands, DJs, etc., are strictly prohibited and will result in eviction.
The occupancy can be at most 7 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant, and does NOT listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.
If the occupancy by the renter is misrepresented or a disturbance is reported at the property, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. We are committed to yours and our community's safety and comfort.
This property is licensed by the City of Folly Beach to be used as a vacation rental property; Business license LIC005260 and Rental Registration STR24-A0120.
