**Beginning this September after Labor Day Weekend, the Waters Edge HOA will be doing work on the community Sea Wall through the end of the year, 2022.

Welcome to SUNSET HAVEN.  Come enjoy the WATER VIEWS from every bedroom in this beautiful 3BR/3BA home. Featuring new flooring, remodeled bathrooms and a BONUS 4th Room that sleeps an additional guest, this house is a must see!  This well appointed Water's Edge beach home in Folly Beach, SC is part of a community that is designed with a nod to historic Charleston colors and charm.  Your future beach home is only a few blocks from the beach and just one block over from 'Downtown' Folly.  We are equipped with the necessary amenities and many upgrades that will be sure to make your Charleston beach getaway a memorable one.  Additionally, you will be tucked away in a quiet neighborhood, that is still walkable to everything Folly has to offer!  

The kitchen comes equipped with granite counter tops, stainless steel appliances, custom backsplash plus everything you need to create that perfect beach meal. Featuring hardwoods throughout the kitchen and living room and newly installed flooring in all bedrooms and bathrooms, this house has it all! Relax on the private screened in porch while watching the egrets and herons that frequently visit the tidal stream located just outside. The top floor private balcony connected to the Master Suite has views of the river and Folly's gorgeous sunsets. The back patio is complete with a Weber gas grill for your grilling enjoyment as well as an outdoor shower to rinse off after a day at the beach.  You and your guests can also relax by the COMMUNITY POOL just steps from the front door (Open April 1st - October 1st).  The pool is not heated. 



Downtown Folly Beach offers local shops, markets, live entertainment, bars, and restaurants. Explore a variety of water activities, such as fishing, surfing, paddle boarding, kayaking, beach combing, dolphin watching and more. Explore the east end of the island where you will find the famous Morris Lighthouse!  Additionally, there is a public boat ramp with parking only 0.5 miles away. Hop in the car for a short drive to downtown Charleston where even more food, history, shopping and nightlife await!

During your stay you will enjoy the following amenities: complimentary Wi-Fi, AC/Heat, washer and dryer, standard coffee maker, Gas Grill, ironing board, all linens & towels (except beach towels). Beach Chairs and an outdoor shower.

Contactless Check-In: This home is equipped with a KEYLESS ENTRY SYSTEM and a door code will be provided prior to your arrival date. 
PARKING is provided for 3 standard size vehicles (parking inside the garage).
The COMMUNITY POOL is open April-October (exact dates can vary depending on weather) and the fishing dock is open year round.
No pets allowed.
This is a non-smoking property and no smoking is allowed anywhere in the community
No events or parties allowed.

Pool Hours: 10 am to 10 pm
50% Deposit required at the time of booking, the remaining 50% is due 30 days prior to check-in.
You must be at least 25 years old to rent this property. 

WEEKLY SUMMER RENTALS run SAT-SAT (June, July, August). The rest of the year is a minimum of 2 - 4 nights, depending on the season and are subject to change daily.

This means we follow guidelines to ensure you have a peaceful, safe and memorable stay with us. In order to comply with Folly Beach's new strict noise ordinance, we now use noise sensors in our properties. NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant and do NOT listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in a $500 fine as well as result in major penalties for the homeowner.

The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am. Each property is listed with the maximum occupancy for the home (number the house sleeps). House parties, weddings, functions, events, bands, DJ’s, etc. are prohibited.  Please remember to be kind and courteous to your neighbors and your contract states that the use of premises shall not disturb or offend surrounding residents. If the occupancy is misrepresented or a disturbance is reported at the property, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately, without refund. If you have any questions, please ask. We are committed to your comfort and those of our community so please let us know if we can do anything during your stay to make it more enjoyable.
