Welcome to 316 East Hudson, a 4 BEDROOM, 3.5 BATHROOM home that was constructed in 2018 and sleeps 10 comfortably. Located only 2.5 blocks from Center Street, you are within walking distance to all of our local shops, restaurants and 'beachy' bars. It is also only a short walk to the Ocean!  
 
This beautiful island getaway boasts gorgeous hardwood and tile floors throughout the entire home, and is complete with top of the line appliances, plush furnishings and unique artwork. The design of this luxury home includes a second floor living area and bedroom, with the other three bedrooms located conveniently on the first floor. You will enjoy the spacious WRAP AROUND PORCHES on the front and back of both floors; two on the main floor and two upstairs off the living area and bedroom. All porches are equipped with beach-themed furniture perfect for relaxing as you enjoy this tranquil and private area of Folly Beach. Additionally, there are ample areas to entertain your family and friends inside or out including an incredible rooftop with a full sized hot tub, grill station, and abundant seating!

The 1st floor:  3 Bedrooms, 1 KING (main), 1 QUEEN and the 3rd room has 2 QUEENS with open air front and back porches.  

The 2nd floor:  1 QUEEN Bedroom with full bath (2nd main). On this floor you will find the extra large living space with 10ft ceilings (throughout the home) and a large sitting area that opens into a fully equipped, spacious, gorgeous and high-end kitchen with custom cabinetry, granite counter tops, and stainless steel appliances.  There is seating for 8 around the kitchen table plus 4 additional bar stools at the kitchen counter.

During your stay you will enjoy the following amenities: complimentary Wi-Fi, AC/Heat, washer and dryer, standard coffee maker, ironing board, all linens & towels (except beach towels). Beach equipment is not provided, but if on the property you are welcome to use it.

Contactless Check-In: This home is equipped with a KEYLESS ENTRY SYSTEM and a door code will be provided prior to your arrival date. 

There is a propane grill available for your use.

In order to comply with Folly Beach's new strict noise ordinance, we now use noise sensors in our properties. NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant and do NOT listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in a $500 fine as well as result in major penalties for the homeowner.

The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am. Each property is listed with the maximum occupancy for the home (number the house sleeps). House parties, weddings, functions, events, bands, DJ’s, etc. are prohibited.  Please remember to be kind and courteous to your neighbors and your contract states that the use of premises shall not disturb or offend surrounding residents. If the occupancy is misrepresented or a disturbance is reported at the property, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately, without refund. If you have any questions, please ask. We are committed to your comfort and those of our community so please let us know if we can do anything during your stay to make it more enjoyable.
