Welcome to Folly River, a 3-bedroom, 2-bath waterfront retreat where guests love enjoying both the river and the beach. The home sits along the marsh with a private dock and a floating dock, while Folly Beach is just about a 2-minute walk away.
Guests love fishing, crabbing, kayaking, and watching the sunset at this house. The back deck and dock overlook the marsh and river, creating an ideal setting for enjoying the changing tides and Lowcountry scenery.
Inside, the approximately 1,410-square-foot home has a comfortable open layout with three queen bedrooms, a fully equipped kitchen, dining space, and living room.
The outdoor living continues underneath the home, where guests can relax in the shade with plenty of seating and a dedicated cooking area with a grill, sink, propane stove, and large stock pots.
Located near the Washout, the home offers easy beach access while still providing a quieter marshfront setting. Spend the day at the beach, fish or crab from the dock, cook outside, and finish the evening with sunset over the marsh.
This home has all the conveniences you will need, including a deep-water dock with an attached floating dock that can accommodate boats up to 25 feet (Please note guests do have access to the dock but not the lift at the end, and we do NOT recommend leaving the boat tied to the dock, as there is little to no water at low tide, and exposed oyster beds around the dock area). We also provide a couple of crab traps for your use during your stay. Enjoy the spacious back deck with views of the historic Morris Island Lighthouse and breathtaking sunsets over the river!

Contactless Check-In: This home offers a KEYLESS ENTRY SYSTEM, and we will provide the code before your arrival date. 
Plenty of parking is available in the driveway.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
Occupancy is limited to 6 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance is due 30 days before check-in, and we will charge the card on file. Bookings within 30 days of your arrival date require full payment at booking.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revocation of the homeowner's business license.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.
